Advice on building an extension on my house?

2 things and only 2 things....a licenced builder......and (current)insurance, both for you and the builder. (and maybe ask to see his!) Reputation, quality, reliabilty, abilty etc etc are all things that will differ from people to people and from job to job for even the same builder. But a licence and current insurance are the 2 things that are a stock standard and have nothing to do with personal taste, weather delays and whatever else you can relate to an extension or renovation. Cheapest by a long shot is single storey work, as foundations etc are easier. But you'll be limited by a multiple of your current original sized building, in the UK.





Don't do anything to clash with any original styling. Be wary of getting your money back, through investing in an extension as a means of making your home even more valuable.





Don't overestimate your own abilities in doing the work, as things normally take much longer than anticipated.





Never build without full planning consent.

get a builder who is registered .
Make sure your contract with the builder is very specific as to schedule and what the builder is responsible to do. Otherwise he may demand additional money for ';extra'; work. Your architect can help you with the contract.
make sure you get planning permission from your council first.
