We're building a house and we need your advice?

My husband and I are building a single storey, 4 bedroom house and this Thursday we have an appointment with the builder for a walk through inspection to see if the builder needs to fix anything before we pay the final instalment and get the keys. We know we have to look for good tiling and that the plumbing works and the doors are all aligned but what else do we need to look out for. Any advice?? You should hire an architect or structural engineer to to a final inspection with you. Its worth the money!





Take a pen and paper with you and wirte up a 'defects list'.....a list of item that the builder MUST fix before you finalise payments and get the keys.





Look for patches on walls, chipped paint, wall paint on door fames. chips or gaps in skirting boards and cornices, cracks in brickwork. Turn all the lights on and off, ceiling fans and airconditioner units ....make sure all the electrical works. Turn on taps and flush toilets to make sure the plumbing is ok and check all the joinery (kitchen cupboards, wardrobes etc)....


Open doors and drawes to make sure the hinges work. Check all the seals, especially where cupboards meet up against tiles....make sure water cant leak though.





If the builder has done a good job you're probably not going to find any faults...any visible faults anyway...that's why I suggest hiring someone...they're trained to find faults.





Get an Architect, Property Inspector or Structural Engineer. An Engineer would be the best.We're building a house and we need your advice?
If your unsure I would recommend that you organise an independent valuation. Or possibly get someone with some building experience that you know to run their eyes over the property.





I would check all the joinery around the cielings as that's pretty important. Check skirting boards and all plumbing.
There are people who do pre handover inspections for a fee....it's money well spent ! Don't leave it to yourselves ...get a pro !
You need to get a property inspector to look at the house for you.
